Choosing a Builder?
Here are Some Questions to Ask:
- Are you a member of the HHHBA?
- How long have you been in business? How many houses has your company built, and where are some of your developments located?
- What type of construction does your company specialize in (eg. what are you known for as a builder)?
- Can you provide references for homes you’ve recently completed?
- Is the site ready for building permits, e.g. when will building start?
- How much of a deposit is required if I decide to buy a house? How is the deposit secured?
- What are the closing adjustment costs (eg. what costs are added to the house price)?
- What is included in the price? Which features are considered extras?
- In viewing the model home, which of the features are considered upgrades and therefore an additional cost?
- To what degree can I customize my home? Will customizing affect the warranty?
- What is the selection process to choose colours and finishes in my home? Do you have a presentation site where the samples are available to view?
- Is there an interior designer working for the builder who can help customers with these decisions?
- What are the amenities planned for this neighbourhood development, e.g. parks, commercial development, etc? For mid-rise/high-rise buildings: What are the building’s amenities, e.g. fitness equipment, shared outdoor deck/garden, etc?
- Do you allow customers to visit their home while it’s under construction? If yes, how often?
- Do you offer lending incentives, or provide discounts (eg. on appliances, interior design consultations, financing, etc.) passed on through special affiliations you may have?
