Common Call-back Issues
Your builder will service your home for the length of time indicated on various warranties. Most warranties are for two years, although for major structural problems (which are very rare), the warranty is seven years.
North American building associations identify the following 10 problems as the most common "call back" issues to builders:
- Paint problems - problems such as paint coverage, smears or touch-up paint not matching can result in a builder call-back. Remember, even after paint is dry, it needs to harden. Wait at least two weeks (four is better) before washing any newly painted surface. Always use water sparingly, because drips running down the wall can leave stains.
- Drywall cracks - sometimes cracks open in plaster, wallboard, or other drywall materials as wood framing expands and contracts.
- Nail pops - also very common. As wood framing dries and contracts, nails can pop out.
- Window leaks - if your window leaks, it's possible that the flashing wasn’t properly installed, and your builder must be advised.
- Roof leaks - leaks where shingles meet a wall, a chimney, skylight or vent are a common warranty complaint.
- Wet basement - although basements may feel damp for the first few months or year, you shouldn't have water coming in anywhere.
- Improper surface drainage - soil should be built up in such a way that water is directed away from the foundation of the house and does not collect in ponds or swales.
- Hardwood floor movement - the popularity of hardwood floors sometimes leads consumers to think they are maintenance free. In reality, wood floors respond to fluctuations in the humidity level of your home.
- Vinyl floor problems - nail pops can occur in flooring too, as can dips, ridges or prominent seams.
